In August 2025, homes spent a median of 8 days on the market, reflecting a gradual increase since June. The average sale price rose to $423,160, up 10.78% from $381,966 August 2024. Inventory remains historically low, with an absorption rate of just 2.84 months—the time it would take to sell all current listings if no new homes came on the market and sales continued at the same pace.
